If you are, then this might be why you and so many property investors don't landscape gardens. 
Whenever you invest in property, treat the garden as another room as a means and way of increasing the value of the property regardless of how big or small the garden is. 
More than ever, gardens have become a huge factor for families looking to purchase a new home which is why I always include a garden as part of my refurbishment calculations. 
Like all investments strategies, you need to do your due diligence and calculate the cost and the potential increase in the value of the property, but for me it has always been worth while. However, Landscaping can be very labour intensive indeed and is often an expensive part of any refurb project. 
One of the properties I recently purchased was on a main raid with no frontage parking for placing any skips. To make matters worse there wasn't any rear access either. 
 Having to hand ball over 48 ton of garden material through the house wasn't cheap to do and is something these aspects of a project many people tend to over look. 
Another project I refurbished did have rear garden access and didn't cost any where as much to clear the garden, but as I'm sure you'll agree the transformation was superb. 
The garden on this particular project was a major selling point for this flip mainly because most of the houses around didn't have nice gardens. 
So this one stood out beautifully especially when the first viewer came to view it on a sunny day. Guess what... It sold for full asking price. 😂😀

Another one bites the dust! We’ve been waiting Another one bites the dust! 

We’ve been waiting around 16 months for this moment 😬 We bought 4 properties way back last year, they only completed just over a month ago! 

Longest purchase ever due to land registry. These crazy times have caused so many delays it’s unreal. 

But we bought them, and they’re all in the process of being resold. 

We haven’t done any refurb, haven’t had to deal with builders or their issues, haven’t touched them at all. Just straight forward property trading, buy low, sell high. 

So all in all the money was out for around 5 weeks and we’ve made 14k per property. Not bad for a months work! I did try to get them wrapped up in the week but because of land registry again this wasn’t possible. But I was desperate to make 56k in a week as that sounds amazing! 🤣🤣🤣

These aren’t the easiest to come by but it’s definitely something I’m keen to do more of. 

The prosecco is for our solicitor because she’s just amazing. I’m going to treat myself to a non alcoholic gin and tonic! Rock and roll! Woooooo! 🤣

It’s true, money doesn’t make you happy. But i It’s true, money doesn’t make you happy. But it definitely makes life more comfortable. 

I don’t know about you but when I’ve been totally skint, couldn’t pay my bills and had to food shop with a fiver to feed us for a few days this didn’t make me feel happy either. 

I grew up being told that money wasn’t important and was made to feel like there was something wrong with me for wanting more. Like it was high maintenance or something. 

However for me it’s the little things. Being able to put the kids in summer camps to take the pressure off, going food shopping and buying the good and organic stuff rather than frozen food or beans and bread, knowing that the bills are covered, taking the kids out of a mainstream school and sending them to one more in line with your values, paying for private and holistic treatments rather than being given free drugs that don’t heal you, having a decent comfy car to get around in that you’re not worried about breaking down or how you’re going to pay for the MOT, the freedom to go on trips without worrying etc.

For me it’s about the little everyday stuff. Not flash fancy cars and private jets, but meaningful things that make life more comfortable.

These days I can sell one house and make more than I did in a year teaching. Without having to work 8-5 and the rest! 

I can be around for the kids (which isn’t always a good thing 🙈) and have a better work/life balance because let’s face it, no one dies wishing they had worked more. 

But it all started with the desire to have more, to be more and do more.

I put it off because I thought I needed money to make the change, it turns out I didn’t, I just needed knowledge, the shit they don’t teach you in school! 

Having a good relationship with money is vital 💗

I love the glass concept. Exposure to sunlight rel I love the glass concept. Exposure to sunlight releases serotonin which boosts mood and helps you feel more calm and focussed. 

Because of this I hate being in dark houses, so we are really maximising the light in this one! 

It’s almost perfect, apart from getting kids’ dirty handprints all over! 🤣

It’s true, money doesn’t make you happy. But i It’s true, money doesn’t make you happy. But it definitely makes life more comfortable. 

I don’t know about you but when I’ve been totally skint, couldn’t pay my bills and had to food shop with a fiver to feed us for a few days this didn’t make me feel happy either.

However for me it’s the little things.
